Having worked with developers of some of the most prominent distribution center developments in middle Tennessee, Waller real estate attorneys represent a variety of real estate clients involved in the development, acquisition, disposition and leasing of industrial and distribution center projects.  Within a two year period, Waller represented a national real estate investment trust in the development of two build to suit distribution center projects consisting of an aggregate of 1,300,000 square feet of leased space.  Waller represented the client in all aspects of the negotiation and preparation of the documentation for the build to suit lease transaction, and each transaction was awarded the Industrial Development of the Year by the Nashville Chapter of the National Association of Industrial and Office Properties. 

In addition to being called upon by national developers for significant build to suit transactions, Waller has represented clients in a number of significant project acquisition and dispositions both within and outside of Tennessee.  For example, the Waller team represented a client in a multi-state portfolio sale-leaseback involving over thirteen buildings consisting of 1,500,000 square feet.

  • $18,500,000.00 acquisition of 540,000 square foot multi-tenant distribution center in Illinois
  • $20,800,000.00 sale leaseback transaction of 450,000 square foot distribution center in Tennessee
  • $16,000,000.00 acquisition of single tenant distribution center in Mississippi
  • $6,000,000.00 sale leaseback transaction of recreational vehicle facility in Texas

In addition to representing clients on significant, high-end, build to suit lease and acquisition and disposition transactions, Waller attorneys also represent tenants on a national basis in industrial and distribution center leasing with national developers across the country.  Since 2006, Waller has represented clients in industrial and distribution center leases with 41 different landlords in lease transactions involving in excess of 10,000,000 square feet.  In addition to leases, Waller attorneys also handle subleasing, licenses, and negotiation of SNDA’s and estoppels on a regular basis in a cost efficient, expedient manner.
